Modified bitumen roofing is an asphalt-based, multi-layer waterproofing system reinforced with fiberglass or polyester and mixed with rubber or plastic polymers for extra flexibility and strength.
Key Types & Pricing
- SBS (Styrene-Butadiene-Styrene): Uses synthetic rubber for high elasticity, making it ideal for cold climates or areas with large temperature swings because it expands and contracts without cracking.
- APP (Atactic Polypropylene): Uses plasticized polymers to create a stiffer membrane that is highly resistant to UV rays and well-suited for hot climates.
- Upfront Costs: This product will save you in the short term as it is slightly less expensive when compared to TPO, but the life expectancy of Modified Bitumen is about half that of TPO.
Installation Methods
- Torch-Applied (Most Common): Uses a propane torch to melt and bond the underside of the membrane directly to the roof.
- Self-Adhered: Peel-and-stick sheets that adhere without heat or liquid adhesive.
- Cold-Applied: Applied using specialized liquid adhesives spread over the substrate.
- Hot-Mopped: Uses hot, liquid asphalt to fuse the multiple layers together.
